No Money Down Does Not Mean No Money Needed

USDA, KHC, Chip, VA, Certain FHA loans, in-house lending, all of these and many more programs talk about no money down, limited closing costs, and in some no PMI (Primary Mortgage Insurance Premium.

Just because it is one of these type loans does not mean that you can get a home without putting any money out of your own pocket. There are other things that you have to consider. How about the home inspection which costs, depending on your area, from 250 to 500 plus. How about termite, that too costs and can range anywhere from 40 to 75 dollars. In Kentucky and several other areas of the country, Radon gas is an issue so you may want to do a Radon Gas inspection, this can cost anywhere from 150 and up. Was the house built before 1978? You may need to do a lead based paint inspection if you feel it is necessary and that starts at 50 and goes up from there. What about Asbestos, or Mold, these can cost 100's each. Once you are done with inspections you have an appraisal to do and that can be from 275 and up depending on your area. What about a survey? These start at 175 for a plat survey and can run up to 1000 or more depending on how much land you are purchasing. So that you know these are not all of the possible things you may have to pay before you close but they have to be taken in to consideration. 
Go into purchasing a home with an open mind to what the real costs are going to be when you buy a home. Understand that getting a loan with no down payment and having your agent negotiate for some if not all of the closing costs does not mean that you can get the house without putting any money out of your pocket.
